6 Things not to say when selling your Home

A great tip to those thinking about selling their home or are currently in the process of selling. ​Try to stay clear of saying these phrases.
  1. ​"It's been on the marking for x amount of days"
Never talk about how long your home has been listed on the market regardless if its been one day or 6 months. Why?                                                                                                                      Not only is that information already listed online in most cases but bringing it up can send interested buyers the wrong message. No one wants to purchase a home that's been listed on the market for a long period of time without asking "Why". If they purchase- they think they're getting a great deal.  
2.  "I'm not taking less than 'x dollars' for my home"
  • ​I understand when it comes time for you to sell your home you want to receive top dollar. However, there comes a time when you need to be realistic and open to reasonable offers.  If give off the impression that you are not flexible or willing to negotiate it will not be welcoming to buyers. The word will spread and people will try to avoid your listing.

​3.  " We've never had any issues with"​
  • You may be telling the truth however you are setting yourself for potential liability.    You may be aware of a certain problem and when the home inspector comes back you could be in for an embarrassment.  Come clean with the good and the bad. Be upfront from the get-go with realtors and buyers of your home from the very beginning

​4.  "We've spent a ton of money on ______________________________"
  • ​Just because you spent $65,000 on a new pool with a cave and waterfall doesn't mean the buyer is going to care. They will submit an offer of what they think the house is worth as a whole not because of your $65,000 pool. Also by doing this it may come off like you're trying to justify your price. Desperation does not look good and will make the buyer wonder.
​5. " We have always wanted to fix or remodel, but "​
  • You're great plan of installing a giant fish tank into a wall to view from two separate rooms sounds like an awesome idea. Quite Frankly, your potential buyer doesn't care. They're looking at the home how it is now. "As is"

​6. THE NUMBER ONE THING SAID!!!!!            " Our house in in perfect Condition"​​
  • The home inspection will show otherwise, so don't put your foot in your own mouth. That's not a good look.. There is no such thing as a perfect condition home whether its brand new or used. There's always going to be something that needs to be fixed, adjusted, broken, or needs improved.
